New Web site presents options for homeowners confronted with the possibility of Foreclosure

HalcyonHelpsHomeowners.com contains vital facts about the options available to distressed homeowners, to help them make the educated decisions about their future.

I developed this site with my community in mind.  When faced with the possibility of foreclosure, I’ve seen too many homeowners make poor choices, even walking away from their homes without calling their lender or a real estate agent.  These people didn’t know the options available, or even how to find any information on their situation.

I want more for the people residing in the greater Phoenix metro, and more comes with making informed decisions.

HalcyonHelpsHomeowners.com acts as a hub for information on the facts and issues for struggling homeowners, putting all the necessary information in one, easy-to-use location. The information and materials located on the site are regularly updated to reflect market changes, trends, new lender requirements, and industry updates.

Stacy Erickson and Julie Rogers earn CDPE designations

Stacy Erickson and Julie Rogers of Halcyon Realty Group, Mesa, AZ have earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is ravaged by “distressed” homes in the foreclosure process.

Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly than foreclosures.

In the Phoenix metro area, more than 45,000 homes are in danger of foreclosing. It is happening in all price ranges. Local experts say that even high-priced homes are not immune.

Alex Charfen, founder of the Distressed Property Institute in Boca Raton, Fla., said that Realtors® such as Stacy Erickson and Julie Rogers with the CDPE designation have valuable training in short sales that can offer the homeowner much better alternatives to foreclosure, which virtually destroys the credit rating. These experts also may better understand market conditions and can help sellers through the emotional experience, he said.

The Distressed Property Institute opened in January 2008 and provides training on-site and online. The CDPE is the premier designation for Realtors helping homeowners in distress and handling short sales.

“Our goal is to educate as many people as possible so we can help as many homeowners as possible,” Charfen said.

For more information about CDPE designation or to find a certified distressed Realtor in your area, please call 1-800-482-0335.

Attention Buyers: Now is the time to lock on a float down

According to Jeremy House, Certified Mortgage Planner with Prime Lending in Tempe, AZ, now is the time to lock on a float down.  Mortgage Bonds are breaking through significant levels of resistance and as a result mortgage rates are improving.

House advises buyers to talk to their loan officer about a float down lock today.  A regular lock would NOT make sense today as buyers would likely be shorting themselves on rate.  "With the float down we can lock your buyer at today’s excellent rates and then lower their rate later if and when the market continues to improve," says House.

Real Estate Owned (REO) Specialist Designation Earned
Stacy Erickson has been recognized by the American Real Estate University as a “REO Specialist,” a designation which requires an intensive course of study and examination to complete.  Less than one percent of all real estate licensees have earned this recognition.

The American Real Estate University (AREU) is a professional association comprised of real estate professionals and affiliates focused on real estate education.

According to Council president, A. Shane Mask, “REOS designees are uniquely qualified to work with bank properties to assist homebuyers in the purchase process. Their advanced training in BPO’s and understanding market finance options enables them to assist homebuyers buying homes and lenders moving properties. In addition, they are also trained to be advisors to homeowners on how to avoid foreclosure and stay in their homes.  That’s why today’s homebuyers and sellers need to be certain to work with real estate professionals who are completely up-to-date on the foreclosure marketplace and who are committed to providing the best knowledge and advice available."

“While assistance with buying foreclosures is important to home buyers,” explains Erickson, “sellers can also benefit when their listing agents understand the short sale process, foreclosure prevention methods and creative financing options that open up the market to more buyers who can qualify for the purchase.”

Stacy Erickson is the Designated Broker and Owner of Halcyon Realty Group and has been working in the Phoenix metro area real estate business for six years.  She has also received advanced education and holds designations as Accredited Buyer’s Representative, Accredited Consultant in Real Estate, Accredited Staging Professional, Accredited Staging Professional Master, and e-Pro Technology certification.  Ms. Erickson is also a member of the National Association of Realtors, Arizona Association of Realtors, Southeast Valley Regional Association of Realtors and a member of the Arizona Regional Multiple Listing Service (MLS).  Halcyon Realty Group is an accredited business member of the Arizona Better Business Bureau.
