I developed this site with my community in mind. When faced with the possibility of foreclosure, I’ve seen too many homeowners make poor choices, even walking away from their homes without calling their lender or a real estate agent. These people didn’t know the options available, or even how to find any information on their situation.

I want more for the people residing in the greater Phoenix metro, and more comes with making informed decisions.

Stacy Erickson and Julie Rogers of Halcyon Realty Group, Mesa, AZ have earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is ravaged by “distressed” homes in the foreclosure process.

Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly than foreclosures.

In the Phoenix metro area, more than 45,000 homes are in danger of foreclosing. It is happening in all price ranges. Local experts say that even high-priced homes are not immune.

According to Jeremy House, Certified Mortgage Planner with Prime Lending in Tempe, AZ, now is the time to lock on a float down. Mortgage Bonds are breaking through significant levels of resistance and as a result mortgage rates are improving.

House advises buyers to talk to their loan officer about a float down lock today. A regular lock would NOT make sense today as buyers would likely be shorting themselves on rate. "With the float down we can lock your buyer at today’s excellent rates and then lower their rate later if and when the market continues to improve," says House.

Stacy Erickson has been recognized by the American Real Estate University as a “REO Specialist,” a designation which requires an intensive course of study and examination to complete. Less than one percent of all real estate licensees have earned this recognition.

Information and frequently asked Q&A from IRS.gov on First Time Home Buyer Credit. First-time homebuyers may be able to take advantage of a tax credit for homes purchased in 2009. The credit: - Applies to purchases that close after April 8, 2008, and before Dec. 1, 2009. - Applies only to homes used as a taxpayer's principal residence. - Reduces a taxpayer's tax bill or increases his or her refund, dollar for dollar. - Is fully refundable, meaning the credit will be paid out to eligible taxpayers, even if they owe no tax or the credit is more than the tax owed. The American Recovery and Reinvestment Act of 2009 expanded the first-time homebuyer credit by increasing the credit amount to $8,000 for purchases made in 2009 before Dec. 1. For home purchased in 2009, the credit does not have to be paid back unless the home ceases to be the taxpayer's main residence within a three-year period following the purchase. First-time homebuyers who purchase a home in 2009 can claim the credit on either a 2008 tax return, due April 15, 2009, or a 2009 tax return, due April 15, 2010. The credit may not be claimed before the closing date. But, if the closing occurs after April 15, 2009, a taxpayer can still claim it on a 2008 tax return by requesting an extension of time to file or by filing an amended return.
